Crews have begun excavation work on a large lot near the intersection of Sepulveda and Washington for the construction of a mixed-use senior housing complex.
The project, which will rise at 11141 Washington Boulevard, calls for the construction of a five-story, mixed-use building featuring 134 residential units – including 154 assisted living and memory care beds – atop 2,300 square feet of ground-floor retail space and parking for 84 vehicles, according to Urbanize LA.
Runberg Architecture Group is designing the contemporary low-rise development, which is to be clad in a mix of brick, aluminum, stucco, and fiber cement panels. Two courtyards are planned within the building, one of which would be located at ground level along Washington Boulevard, according to construction plans.
The construction phase is expected to take approximately 18 months. SRM Development and Westmont Living are the owners of the new senior housing complex which was approved 18 months ago.
According to a community presentation given in 2020, rents for the assisted living apartments are expected to range from $4,500 per month for a studio unit to $6,000 per month for a two-bedroom unit.
