Assemblyman Sebastian Ridley-Thomas talks to Realtors

On Wednesday, April 22, 50 local REALTORS, including Culver City's Dannie Cavanaugh of Cavanaugh REALTORS®, joined with almost 2,500 REALTORS from across the state to meet with their representatives in the Senate and Assembly in Sacramento.

It was part of the Annual California Association of REALTORS Legislative Day. Cavanaugh met with Assemblyman Sebastian Ridley-Thomas, 54th Assembly District, and Senator Holly Mitchel, 30th Senatorial District.

REALTORS® from Beverly Hills/Greater Los Angeles Association of REALTORS met with: Senator Ben Allen of the 26th Senate District, Assemblyman Richard Bloom of the 50th Assembly District, Assemblyman Autumn Burke of the 62nd Assembly District, Senator Kevin De Leon of the 24th Senate District, Assemblyman Mike Gatto of the 43rd Assembly District, Assemblyman Jimmy Gomez of the 51st Assembly District, Assemblyman Reggie Jones-Sawyer of the 59th Assembly District, Senator Holly Mitchel of the 30th Senate District, Assemblyman Adrin Nazarian of the 46th Assembly District, Assemblyman Sebastian Ridley-Thomas of the 54th Assembly District, and Assemblyman Miguel Santiago of the 53rd Assembly District.

The meetings focused on upcoming legislation that will directly impact the industry, including: AB-237, Parcel Tax Notice; SB-8, Service Tax; and SB-364, Ellis Act Restriction.

REALTORS favor AB 237, Parcel Tax Notice, which would require property owners to be notified within a week of a decision to place a parcel tax increase on the ballot. Currently owners do not receive notice until they receive their sample ballots, which does not give them time to respond and often means owners not residing in the area do not learn about any increases until they receive their tax bill.

REALTORS are opposed to SB 8, Service Tax, since it will negatively impact the industry. There are many contracted services involved in selling a home, ie: home inspection, the proposed tax would raise the cost of these services significantly.

SB 364, Ellis Act Restriction, is a district bill that would only impact Sacramento, however REALTORS® are adamant that rolling back the Ellis Act anywhere would cause a ripple effect in the Real Estate Market. Their biggest argument against this act is that it should not be legal to force a person to remain in a business that they do not wish to be in.
